THE CLEAN-UP BEGINS

Now our friend Dylan is going to carefully remove all of the debris scattered throughout the entire property, making sure nothing is left behind. After that, he will head inside to gather up everything else that needs to be cleared out.

Dylan owes a trash removal company in Sugarloaf (Big Bear), and he consistently keeps busy with this job. He is truly a dedicated and hardworking individual, a genuine warrior when it comes to handling these kinds of tasks.

Dylan is an incredibly responsible and hardworking guy, and his wife Brittany runs a very organized and efficient household.

THE CLEAN-UP DAY TWO

We are finally at the second to the last day of the clean-up! Dylan and his crew have been working hard for several days now, and we expect to be finishing up tomorrow, the 7th. This cleanout has been particularly challenging because as we peel back each layer of the onion, we keep uncovering interesting and unexpected issues within the house. These will require serious attention once we begin the After Repair Value (ARV) phase.

As everyone who knows us is aware, we won’t stop until this house becomes a true thing of beauty! So, as we move past the initial stages and head towards completing the main cleanout, we will carefully remove and haul away most of the materials currently visible. This process includes continuing to peel back layers as necessary to eliminate all questionable elements thoroughly.

Once the obvious concerns are cleared from the house, Dylan and his team will proceed with removing the kitchen to expose what lies behind the walls. It’s very likely that drywall will be removed from floor to ceiling along with the insulation. After all this is done, but before installing new drywall or insulation, we will inspect the plumbing, electrical, gas, and water lines closely to ensure there are no hidden problems that might surface later.

Following the removal of kitchen and bathroom fixtures down to the studs, the home will be aired out for several days. We will then apply multiple treatments to sanitize these areas before sealing everything back up. Additionally, the fireplace will receive a modern facelift, so when you walk into the future vacation home, it will have that impressive “WOW” factor.

We cannot wait to complete the comprehensive interior demolition of this property! Stay tuned for updates as the final material removal and ARV process down to the studs begin this coming week. We anticipate that this build will take approximately 60 to 90 days to complete, ensuring everything is done right and to the highest standards.

THE CLEAN-UP DAY THREE

Clean-Up Day Three has now finished, and Dylan along with his dedicated crew are once again diligently removing all the debris from the property. They’re carefully taking down unwanted shelving, old furniture, and countless other items that need to be hauled away. There truly are so many things to take to the dump, which is quite typical in this line of work, but that’s exactly what makes a house flipper such a remarkable breed – the ability to keep pushing forward. As Dylan put it, “We can’t wait to get to the finish line!”

Interestingly, there are some doors placed in front of one of the garages, even though that garage already has its own set of doors. It’s a bit unusual, but we plan to remove those extra doors during the After Repair Value (ARV) phase and replace them with classic insulated, heavy-duty aluminum garage doors that offer both durability and a clean look.

At this point, most of the debris outside the property has been successfully taken to the dump. Additionally, the dirt around the site has been properly raked and leveled, setting a solid foundation for the work ahead.

Looking ahead to this weekend, Dylan and his crew will focus on the kitchen, disposing of the old cabinets which appear to be outdated 1980’s oak style. These will also be hauled off to the dump to make way for new, modern cabinetry. Any remaining appliances found on site will be carefully removed as well and donated to a junk removal company for responsible disposal.

Meanwhile, a couple of our trusted contractors, Alex and Robin, will visit the property this weekend to assess the overall interior condition. They will begin to mitigate the damaged drywall and insulation throughout the house, thoroughly inspect the electrical systems, water lines, gas connections, sewage pipes, and proceed to remove all the old doors and a few windows.

Once the contractors provide me with the detailed estimates, we will stage the repairs accordingly. I will personally review and sign off on each repair stage during the ARV process to ensure everything meets our standards before moving forward.

Finally, to enhance both the security and curb appeal of the home, we plan to install high-quality exterior lighting alongside a bulletproof alarm system, giving the property an added layer of protection and modern sophistication.


THE KITCHEN DEMO

Here we are on a Friday, in the process of taking out the kitchen cabinets. Today, Dylan is tackling this task entirely on his own. This guy is a superhero, at least in my opinion. Dylan carefully removed the old “Oak Style” cabinets that were originally installed back in the 1980s. Interestingly, they didn’t look too bad considering their age.

However, by today’s standards, it’s essential to update any kitchen or bathroom to restore it to its full glory, whether you’re selling the property on the open market or improving it for yourself. Either way, it’s the right approach. While you’re at it, you can also take the opportunity to thoroughly mitigate and sanitize the areas before installing new cabinets.

This step is always recommended and is something we make sure to do on every investment property or house flip. It gives us a valuable sense of peace of mind throughout the project.

Now that the cabinets are being removed, we will have full access to the drywall behind them. Of course, we plan to remove 100% of the drywall as well as all the insulation.

This approach allows us to thoroughly inspect and make any necessary repairs to the sewage lines, water pipes, gas connections, or electrical wiring that may require updates or attention.

I was thinking of updating this kitchen by installing the popular “White Shaker” style kitchen cabinets, complemented with some sleek brushed aluminum handles. In addition, I plan to upgrade the sink to a high-quality stainless steel model paired with a durable Kohler faucet. To enhance the overall ambiance and functionality, I would also add CAN lighting on the ceiling and possibly incorporate some subtle LED underlighting beneath the cabinets for a modern touch.

TIME TO MITIGATE UNHEALTHY DRYWALL AND INSPECT THE FRAMING


Because this house was originally built in 1954 and is situated high up in the mountains, undertaking a complete renovation requires careful consideration of the older materials used during its construction. With that in mind, elements such as the drywall, insulation, sewage pipes, water pipes, gas lines electrical, and any galvanized components need to be thoroughly inspected. Given the age and location, it is likely that many of these materials will show signs of wear or damage, and any issues found must be fully addressed and properly mitigated to ensure safety and functionality.

That being said, although it is quite time consuming, we must ensure this home is brought up to code. Many house flippers and investors tend to take the shorter path and skip these necessary updates because it directly impacts their bottom line and reduces their overall profit margin. However, we believe in doing things properly to maintain quality and compliance.

This is not what CMYC Investments, Inc. typically does; we take a thorough approach by stripping everything back to the studs and then carefully inspecting all components within the frame. As you will observe in these demolition pictures, this step was absolutely necessary. You will notice evidence of poor wiring practices, termite damage that requires the replacement of studs, and gas pipe issues that must be addressed by testing and repairing any leaks. Additionally, we examine the water and sewage lines to ensure their integrity, making certain the property is safe for occupancy. Now it's time to demo all of the tile flooring and completely remove the existing electrical system throughout the entire property. While there are many other important tasks to complete, such as the total wiring tearout and the frame reinforcements, this stage stands out as one of the best moments in putting a home back together. It’s where we really breathe life into our concept. There are so many design options to consider, and the possibilities are nearly endless, making this phase both creative and exciting.

I really love it when we work on the kitchen renderings and explore how creative we can be with the classic door fronts, particularly the shaker style. With just a small tweak here and there, everything comes together beautifully in a way that feels fresh and inviting. Then, when we add some brushed aluminum handles paired with a sleek quartz countertop, the design really starts to take shape. After that, we process the final rendering, and that’s when the magic truly happens, bringing the entire vision to life in a stunning and cohesive way. The bathrooms get new cabinets, a top-quality toilet, new showers, faucets, paddle wall switches, and some GFI outlets for safety. And just like that, they're perfect.
